Things to Consider when selling your home

Home Sellers
If you are considering selling your home, first consider these 20 items...
  1. "Oh, It's Not The Greatest!"
Never apologize for the way your house looks. The Sales Representative is the one to answer any questions that are raised.

  2. The Resting Place.
The bedrooms are important features. Arrange them as attractively as possible.

  3. From Head to Toe.
People are wanting adequate storage and utility space. Attics and basements should be uncluttered so their full value can be seen.

  4. No Matter Where I Serve My Guests it Seems They Like my Kitchen Best!
The Lady of the House is looking for a kitchen that is colourful, fresh, convenient and clean.

  5. Drippy Faucets...
say that the plumbing needs fixing and doesn't do much for for the appearance of the sinks (leaves stains).

  6. Cleanliness is Next to Godliness.
Clean windows, floors and walls assist your sale.

  7. Stairway to ... the Hospital?
Yours can be for someone if objects are left on them.

  8. Houses are Judged by their Covers.
People want to see the inside of the house if the outside is well kept. Keep the garden neat and your walks and porches free of snow during winter.

  9. Illusion of Space.
Neatly arranged closets will give the illusion of more cupboard space.

  10. A Carpenter's Paradise?
If you have lots of things that need fixing have them fixed before showing your house.

  11. "Me and My Shadow."
The prospect and their representative do not need your assistance when viewing the house. They will let you know if they want your help.

  12. Jumping the Gun.
Unless you have sold the house don't try to dispose of furniture and furnishings. If this is attempted before the house is sold it can put the prospect off. However sometimes you may need to dispose of larger items to avoid the "cluttered" look. We can help you decide what should stay and what should go.

  13. A Word to the Wise.
Let the representative discuss factors such as price, terms and possessions with the customer. He is trained to handle these and other questions well.

  14. A Step Towards a Sale - Decorate Your Home.
Try to not tell the prospect how much potential the home has but rather fix the walls and woodwork up and then show the home.

  15. Silence is Golden.
Be courteous but natural with the prospect. He is there to look at your house - not for a social visit.

  16. Dogs Are Not a Prospect's Best Friend.
Keep pets well out of the way, preferably outside while the house is being viewed.

  17. Let Your Lights Shine.
For evening viewing "lights on" is a welcome sign. Lights should be on from the front porch all the way through. Well illuminated homes project a feeling of warmth.

  18. Music - Fine Entertainment
but not when the house is being shown as it tends to be distracting. Quiet allows the prospect and salesman to talk free from interference.

  19. Bathrooms Beautiful.
Bright and clean are the "buy-words".

  20. Two's Company ... More is a Crowd.
More will help to lose the sale. If the attitude is "business as usual" around the house the prospect will feel like an intruder tending to make him hurry through the house.
